Rates do not apply to special events for which contracted rates and special terms and conditions are available on request.
Age: You must be 18 yrs or over. Payment will be taken in full at the time of booking and proof of ID will be required on arrival and presentation of credit card.
All reservations made through this web site must be accompanied by credit card details and the card will be debited the full amount at the time of reservation.
All cancellations must be received no later than one month prior to your arrival at which time the full amount will be refunded less a cancellation fee of $100NZ.
If you cancel less than one month but more than 7 nights prior to your arrival you will be charged 50% of the total accommodation amount, unless the house is re-let for the period of the cancelled booking when you booking costs will be refunded. In this instance a cancellation fee of $100NZ will apply.
If you cancel 7 nights or less prior to your booking you will be charged the total cost of your booking unless the house is re-let for the period of the cancelled booking when your booking costs will be refunded less the cancellation fee of $100NZ.
No shows and cancellation of nights after arrival will attract no refund of the booking.
All cancellations and amendments must be received in writing either by letter or email.
Refunds will only be made the to the credit card debited for the original transaction.
Bookings over special event periods will be subject so Special Events Terms and Conditions, payment and cancellation policies.

Check-out time is 10am
Subject to the availability status ,early check-in and late check-out may be available, please check with the House Manager should you require this option. There may be a charge applied for a late check-out.

Oreti River House will not be in any breach of this agreement or in any way liable, if it is prevented from complying with the supply of accommodation and other related services by reason of Act of God, Act of Public Enemy, War, Earthquake, Riot, Fire, Storm, Flood, Pandemic, Explosion, Compliance with any Law of Government Restraint Order, Rule Regulations, Strikes, Lock Outs or any other cause not reasonably within the control of the guest house.

Direct bookings/reservations with the Oreti River House will be at the contracted rates in New Zealand (NZD) dollars and will be due for settlement before arrival by an approved method of payment (Cash, Visa, MasterCard, Amex Card). The above terms and conditions as set out supersede all previous agreements, arrangements and contracts.
A security bond applies to occupying the property. This bond will take the form of a pre-authorised credit card approval and will apply for additional and exceptional expenses incurred with the occupation of the house such as all damage, breakages or losses to the property and/or furniture, furnishings and lock and key replacements. The security deposit will also be applied to any additional or excessive cost of cleaning the premises if they are not left in reasonable order and condition. The bond authorization will be dismissed after leaving the property in good order and repair.

It is the guests responsibility to check all documentation carefully.
I hereby guarantee to pay all charges incurred by me including damage, property loss, smoking in the house and excessive cleaning costs. I authorise the use of my credit card number if these are found to be my responsibility.
Due to the current uncertainties regarding travel and bookings over this unprecedented time we are including a note here regarding bookings during the global coronavirus pandemic. Firstly we aim to continue through the pandemic all the way to a more normal operating environment sometime in the future. Fortunately our cost structure allows us to weather this worldwide health storm. Our current and future guests should not worry about the availability of accommodation during the next few years when booking either of our two houses in Lumsden. Secondly travel into New Zealand is currently very restricted. New Zealand residents can return from overseas however they still need to quarantine for 14 days before being allowed back into the community. Open travel is intermittently allowed between Australia and New Zealand depending on the current Covid situation within each country. It is not possible for residents of other countries to travel to New Zealand through Australia as only returning residents are currently allowed into Australia after completing two weeks of quarantine in an approved facility (hotel or isolation camp).
This situation will change over time either through the successful application of a vaccine, treatment options or early detection methods. Our Government wishes to have "quarantine free" travel into New Zealand when possible. We want to assure all our current and future guests we are being very flexible and accommodating regarding bookings. Some guests have bookings that they may not be able to achieve due to travel restrictions. We can either
- refund your booking (less a $NZ100 fee which covers our bank transfer and other costs)
- honour your booking amount for another date
- transfer your booking to our holiday house in Australia for Australian residents who are happy to take this option
